Lot Clearing Cost in MA (2026)

By Keith McDonald

Lot clearing in Massachusetts costs $1,500 to $15,000+ depending on lot size, tree density, terrain, and what you need done with the debris. McDonald Tree Service has been clearing land across Middlesex County since 1995. Here is a real cost breakdown so you know what to budget.

How Much Does Lot Clearing Cost Per Acre?

Lot SizeConditionCost RangeTypical Timeline
Quarter acreBrush and saplings$1,500 – $3,0001 day
Quarter acreMixed trees and brush$3,000 – $5,0001–2 days
Half acreBrush and small trees$3,000 – $5,0001–2 days
Half acreDense trees and brush$5,000 – $8,0002–4 days
Full acreMixed conditions$5,000 – $10,0003–5 days
Full acreHeavy tree cover$8,000 – $15,000+1–2 weeks

Per-acre rates drop on larger parcels because equipment mobilization costs are spread across more area. A 3-acre clearing job does not cost 3x a 1-acre job.

What Affects Lot Clearing Cost?

Tree Density and Size

A lot with mostly brush, saplings, and a few small trees clears fast. A lot with 30 mature hardwoods — oaks, maples, and hickories — is a fundamentally different job. Each large tree needs to be individually felled, sectioned, and processed. Stumps need grinding. That takes time and equipment.

Terrain and Access

Flat, dry ground with road frontage is the easiest. Slopes, wetland buffers, rocky terrain, and lots with no direct road access add complexity and cost. Many lots in Carlisle, Lincoln, and Concord have challenging terrain that requires more careful planning.

Stump Grinding Depth

Standard stump grinding (6–12 inches below grade) is included in most clearing quotes. If you are clearing for a building foundation or septic system, deeper grinding or full stump extraction may be needed at additional cost.

Debris Disposal

We can chip brush on-site (you keep the chips for free), haul everything away, or a combination. On-site chipping is cheaper. Full haul-away adds disposal costs — especially on large lots generating dozens of truckloads of material.

When Is the Best Time to Clear a Lot?

Late fall through early spring is the best time for lot clearing in Massachusetts. The ground is firm, brush is dead back, and you can see the full scope of the lot without leaf cover. Clearing in summer means fighting through dense undergrowth, softer ground, and shorter working days (heat breaks). Winter clearing typically costs 10–15% less because the work goes faster.

Do You Need a Permit for Lot Clearing in Massachusetts?

Permit requirements vary by town. Most Middlesex County municipalities require permits for:

  • Clearing near wetlands or within the 100-foot buffer zone
  • Removing trees above a certain diameter threshold
  • Clearing in flood zones or near waterways
  • Large-scale clearing that triggers site plan review

Towns like Lexington have specific tree bylaws. Concord has strict conservation rules. We help you navigate the permit requirements for your specific lot and town.
